Richmond Hill

Richmond Hill was once called the Rose Growing Capital of Canada. That identity is gone but what replaced it is worth more. The David Dunlap Observatory still sits on its 189-acre estate off Bayview Avenue, enforcing the city's light-noise bylaw to protect its telescopes. That bylaw, unique in the GTA, also tames the all-night urban feel you find everywhere else. Mill Pond draws families on weekends. Oak Ridges sits on kettle lakes carved by glaciers 12,000 years ago. The city is multicultural, high-income, and built around schools that draw families from across the region.

Nearly half of Richmond Hill's residents earn over $100,000 annually. The Oak Ridges community, surrounding Lake Wilcox, commands some of the city's strongest prices. Jefferson, built from 2007 onward, offers newer construction with forest conservation backing onto it. South Richvale and the Bayview Hill corridor represent the premium end of the market. Investors return here because the fundamentals hold. Families stay because the schools perform and the streets are quiet. Richmond Hill does not need to be exciting. Consistency is its brand.
